Below you’ll find a breakdown and explanation of what we charge to help you search, negotiate, perform due diligence, and close on a property to purchase.

We’ll go over this disclosure verbally as we begin discussing any personal information about your financial situation or anything that may impede on your ability maintain leverage throughout your home search and transaction. You will also receive a copy of the disclosure for your personal records. Please note: this document is a disclosure and not a contract for services.
If we mutually agree that we are a good fit, we will discuss and complete a buyer agency agreement (contract) to perform services. You can review a sample of this document here.
Here is a breakdown of the fees we charge for assisting you with your home search:
- 2% of the total contracted price for local property searches and relocations (in or out of North Carolina) under $500,000
- 2.4% of the total contracted price for local property searches and relocations (in or out of North Carolina) between $500,000-$1 Million
- 2% -3% (minimum) of the total contracted price for properties starting at $1 Million+
* Veterans, Educators, and First-Time Home Buyers may be eligible for a discounted rate.
Contrary to popular belief, real estate agents assisting buyers in the purchase of a home is not free.
In North Carolina, the cost for buyer agent services, also referred to as commission or fees, can be bundled into the buyers closing costs or within the contract under the “sellers side” of the transaction. The terminology and language used to describe this process has caused a lot of confusion about who pays.
While it appears the seller pays all the commission, the funding actually comes from the buyer for the contracted price.
If a seller is apprehensive about that cost taking away from their net profit, they should consider adjusting the selling price as “needs based pricing” versus the current market value, or their they can adjust their net profit expectations.
A property for sale remains just that without a qualified buyer paying for the property. The seller would not be paying commission to a buyer’s agent who procured them a buyer unless there is a special agreement stating otherwise.
Uncommon Situations
Transactions involving a property For Sale by Owner with no seller agent or a seller waiving the option to pay from the seller side, the Buyer may be required to pay the commission out of their pocket instead or bundle it into their loan package and closing costs.
